Buying or selling a house?

Why use a Real Estate Agent?

The process of buying a house is much more complex than it may seem and, resorting to a real estate agent may be a recommendable and safe option.
A professional facilitates a task that can quickly turn into something very bureaucratic and complicated.

With all the experience and knowledge of the real estate market, a licensed real estate mediation company offers greater guarantees and safeguards the rights of the clients
To guarantee all your rights (to sell) it is enough to sign a written contract of real estate mediation with the contracted company, where the services to be rendered by the mediator are registered.

Besides facilitating the whole initial process of identification, choice, contact and negotiation with the owners, the real estate professionals are also in charge of drawing up the promissory contract of sale and all the necessary steps for the deed, making the task simpler, more comfortable and safer for the clients.

The handling of the documentation and legal aspects related to the purchase of a house, and the fact that they can help save a lot of time, makes choosing a Real Estate Professional a good option for those who are buying and selling a house.

Golden Visa

With the new Gold Visa Portugal rules, is it still worth it?
Yes, even with the new Gold Visa Portugal rules, there are still many more advantages. Although the values have received an increase for 2022, the residence permit that the Gold Visa Portugal guarantees, allows that after 5 years the Portuguese Nationality is acquired.
Besides, this is a modality which does not require a long stay in Portugal. That is, in the first year it is only necessary to stay in the Portuguese State for 7 days, and in the following years for 14 days per year.
If we are going to talk about geographical changes for real estate investment, it is worth pointing out that this only occurs for residential properties. With an extensive list of excellent cities, it will not be difficult to choose a good place to live in Portugal.
But for those who intend to invest in real estate for tourism or hotels, the entire Portuguese territory is eligible, without any restriction. That is, for this modality there are no new rules for the Gold Visa Portugal.
Current requirements and the new Gold Visa Portugal rules from 2022
Transfer to Portugal of minimum capital of €1,000,000.
New rule: Increase of the minimum amount to €1,500,000.00.
Transfer of at least €350,000 to investment funds or equity funds.

Inland regions of the mainland or properties in the Madeira or Azores archipelagos in their entirety are eligible. Commercial and tourist properties have no restrictions on location.
Purchase of properties for rehabilitation, over 30 years old or located in urban rehabilitation areas with a minimum value of €350,000.
Other types of investments remain unchanged
